Can you buy in Nashville before starting your new job?

Sometimes—but an accepted offer and a home contract are only the beginning. Your loan program, employment conditions, pay structure, available funds and start date all need to line up.
If you are moving for a salaried engineering role, a hospital position, a teaching job or another new opportunity, start the financing conversation before agreeing to a closing date. A job title alone does not determine how the income can be used.
Put three dates on the same page
Your home purchase and employment may move on separate schedules. Write down the dates below and tell Grant which are confirmed and which are still estimates.
- 01 / HOME
Closing date
When would you sign for the home, and when does your purchase contract require completion?
- 02 / WORK
Employment start
When do you actually begin work? Is onboarding, licensing or another condition still outstanding?
- 03 / CASH FLOW
First paycheck
When does payroll begin paying you? Plan for moving and living expenses between closing and that deposit.
A start date is not necessarily a payday. Separating them helps you discuss both qualifying requirements and the practical cash cushion you want after the move.
What offer-letter financing can involve
Fannie Mae describes two employment-offer paths: one obtains a paystub before the lender delivers the loan, and another permits delivery without that paystub. Delivery to Fannie Mae is different from your closing date.
Its no-paystub-before-delivery path is limited to a one-unit principal-residence purchase using fixed-base income. It excludes employment by a family member or an interested party to the transaction. The start date must fall within the guideline’s window around the note date.
The lender must review an accepted, fully executed, non-contingent offer identifying the parties, employment terms, pay and start date, confirm any employment conditions are satisfied, and complete employment verification. Additional financial resources are required under that option. Grant must confirm the applicable program and any lender requirements for your file. Read Fannie Mae’s current employment-offer requirements.
The pay details matter more than the job title
A hospital employee with fixed salary, a nurse expecting variable shifts and a sales professional whose package includes commissions can have different documentation questions. An advertised compensation package may contain several kinds of pay; do not assume its full total will be used in your mortgage review.
Bring the offer and explain how you expect to be paid. Flag a signing bonus, overtime, commissions, contract work or a change from employee to self-employed status. Grant can identify which questions need answers before a purchase timeline is reliable.
A hypothetical timeline to discuss
Closing before the new role begins
A buyer would like to close on November 12, start a new salaried role on November 23 and receive the first paycheck on December 4. Those dates do not establish eligibility. They show what the lender needs to evaluate together.
- Is the employment offer accepted, and are all conditions resolved?
- Does the proposed loan allow this sequence?
- What funds must remain available after closing?
- How will moving expenses and any overlapping housing costs be covered?
- What changes if onboarding or payroll is delayed?
Illustrative planning example only. It is not a client result, approval or promise of a closing timeline.
Plan the Nashville move around the actual address
Whether you are considering a home in Davidson County, Franklin or Nolensville in Williamson County, or Murfreesboro in Rutherford County, compare the property’s full estimated housing cost with your new income and moving budget. Your chosen location does not change the need to document the job.
If you still own a home elsewhere, identify whether you need the sale proceeds and when they will be available. Bring lease end dates, temporary housing plans and the timing of any employer relocation assistance into the conversation too.
What to prepare before the call
- Your target purchase area and approximate buying timeline.
- The offer’s start date, pay structure and unresolved conditions.
- Whether you expect to receive a paycheck before closing.
- Your current-home plans and whether its sale funds the purchase.
- The questions you want answered before making an offer.
Grant will explain the secure process for sharing the actual offer and financial records. If you are keeping your current employer instead, start with the remote-work relocation checklist.
