Moving to Nashville? Build your buying plan before your scouting trip.

A house-hunting trip is more useful when you arrive with a financing plan. Before you pack a weekend with showings, organize the numbers and timing behind the move.

Decide what you want to spend each month

Start with a payment target and a separate cash budget. Your monthly housing picture should account for principal and interest, taxes, insurance, any mortgage insurance and HOA dues. Your moving budget should also leave room for expenses outside the mortgage transaction.

Compare a range before choosing an address

You do not need a specific property to begin comparing purchase prices and down payments. A shopping-range comparison can show how estimated payment and upfront cash change across a few options. Once you identify a home, replace assumptions with property-specific information.

Tell your lender about employment changes early

If the move involves a new job, a transfer, remote work or a different pay structure, discuss it before relying on a financing timeline. Ask what documentation is needed and when. Do not assume that an offer letter or a previous preapproval resolves every employment question; the answer depends on your loan and circumstances.

Coordinate the home you are leaving

If you currently own a home, clarify whether you need sale proceeds for the purchase and whether the sale must close first. Build the timeline with your lender and agents. Request a second scenario for delays so you understand the practical effect before making commitments.

Make the trip count

Before your visit, aim to have a discussed price range, a payment estimate with its assumptions, a cash-to-close estimate, a financing timeline and a list of remaining documents. Confirm property-specific costs as you narrow the search.
